Why Choose Newmarket Attic Insulation

Every attic insulation job we do gets two depth readings. The first is taken before anything is touched: a ruler is pushed down to the drywall at marked points across the attic, and each number goes on your quote. The second is taken at the very same points once the new attic insulation is down, and it goes on your invoice right next to the first.

That pair of numbers is your proof. You do not need to climb the hatch to know the attic went from five inches to seventeen, or what R-value seventeen inches of that product gives. No other part of attic insulation is as easy for an owner to check. See the people behind the readings and how a visit goes, or drop us a few lines about the house so the office can ring you and pick a day.

Attic Insulation Work We Do Around Newmarket

Pick a row for the method, the usual price range and when that job makes sense.

  1. Deep grey blown-in insulation reaching the rafters along the eaves of an attic

    Attic Insulation Top-Up

An attic insulation top-up keeps your existing fill and blows a fresh layer over it until the attic reads R-60. Our two depth readings record exactly how many inches went on.

  2. Grey blown cellulose spread across an attic floor, with light coming through the soffit vents

    Cellulose Insulation

Cellulose insulation starts life as newsprint and cardboard, shredded and treated so it resists fire and pests, and we blow it across the attic floor as loose fill. Because it tucks in around wiring, nails and truss webs, cellulose insulation is the material we pick most often for older attics.

  3. Thick white blown-in fiberglass across an attic, lit by a gable window

    Blown-In Fiberglass Attic Insulation

Blown-in fiberglass insulation arrives as fluffy spun glass that the hose lays down in a soft, even blanket. It will not soak up water, puts very little weight on the ceiling and holds its depth for years.

  4. Vacuum hose nozzle lifting old cellulose insulation out of a joist bay

    Attic Insulation Removal And Replacement

Attic insulation removal clears out fill that is damp, mouldy, fouled by mice or squirrels, or crushed past saving. With the joists bare and the ceiling sealed, new attic insulation is blown back in to full depth.

  5. White insulation pouring from a blowing hose onto an attic floor under the rafters

    Attic Air Sealing

Attic air sealing shuts the small openings where heated house air pours up into the attic, with spray foam, caulk and fitted covers. We do it before any new attic insulation goes down, since insulation slows heat yet lets moving air straight through.

  6. Attic hatch opening framed by a raised wooden dam in deep white loose-fill insulation

    Attic Hatch Insulation

Attic hatch insulation turns a thin, drafty access lid into part of the insulated ceiling. We gasket the frame and glue a thick stack of foam board onto the lid, so the hatch holds heat like the attic around it.

  7. Dark water stain on attic roof boards above damp, matted cellulose insulation

    Ice Dam Prevention

Ice dam prevention aims to hold the roof deck at outdoor temperature, so high snow stays frozen instead of melting and refreezing at the eaves. In practice that means sealing the ceiling, keeping soffit air moving and bringing the attic insulation to full depth.

  8. Old, thin cellulose insulation lying on an attic floor under bare roof framing

    Attic Insulation Rebate

A Newmarket owner whose thin attic is brought up to R-50 may qualify for an attic insulation rebate under Home Renovation Savings, the province-wide program run jointly by Save on Energy and Enbridge Gas. The thinner the attic was, the larger the attic insulation rebate.

  9. Pink fiberglass batts laid between joists across a wide, lit attic

    Attic Insulation Cost

Four things drive attic insulation cost in Newmarket: how big the attic is, which material you pick, how many inches are already up there, and whether a clear-out comes first. Most homes pay between $1,500 and $3,500.

What Are The Benefits Of Attic Insulation?

  • With proper attic insulation, bedrooms over the garage and under the roof hold their warmth until morning.

  • Gas bills drop because the furnace cycles less, and summer cooling costs ease off too.

  • A cold roof deck lets snow melt evenly, which means fewer icicles hanging off the gutters.

  • Sealed ceiling holes keep moist indoor air from reaching the cold roof boards and turning into frost.

  • A thick loose-fill layer muffles rain on the shingles and the hum of Davis Drive traffic.

  • A written attic insulation depth gives a buyer or a home inspector a real number instead of a guess.

Two Depth Readings And Four Other Promises On Every Job

These five promises hold for each attic insulation job we take on, from a small Aurora bungalow to a big Queensville two-story.

  • Depth is read at marked points before the job and again at those points after it, and you get both readings in writing.
  • Every hole in the ceiling we can reach gets sealed before new insulation buries it.
  • Baffles hold the soffit vents open, so outside air keeps moving under the roof deck.
  • Runners protect the floor from your entry to the hatch, and we vacuum that route before we go.
  • Each part of the job carries its own price on the quote, so you decide what happens now and what waits.

What Happens During An Attic Insulation Job?

  1. Phone or fill in the form, and we agree on a time for your free attic check.

  2. At the check we read the attic insulation depth at marked points, look over the vents, leaks and hatch, and email a quote that lists every reading.

  3. On install day the drop cloths go down, the hose comes in from the truck, and ceiling holes get sealed before anything else.

  4. Eave baffles are stapled in, the hatch gets its foam, and the attic insulation is blown level to the target depth.

  5. We read the attic insulation depth again at the same points, write both numbers on your invoice and vacuum our way out.

Estimate Your Attic Insulation Cost

Choose a job, type in your ceiling area in square feet, and the usual Ontario price band appears. After the free attic check that band becomes one written price.

Read these as Ontario-wide averages, not our price. Headroom, the inches already up there and any clear-out all shift it, and a small job starts around $1,000.

How Many Inches Are Up There Right Now?

Our ruler reads the attic at marked points, and the quote converts those inches into an R-value you can hold us to.

Attic insulation problems we fix around Newmarket

Most Newmarket Attics Were Filled Once And Never Measured Again

The bulk of Newmarket and Aurora went up between the 1950s and the 1990s, and new homes in town now come mostly from infill on existing streets. So the typical attic here got its attic insulation once, at whatever level the code of that decade asked for, and nobody has put a ruler in it since.

Those old levels sit far under the R-60 a brand-new Ontario house gets. An attic insulation top-up builds on the layer you already own, and the two readings show how many inches went on top.

Attic Insulation Settles And Gets Crushed Over Time

Loose fill slowly sinks, and anywhere a person kneels it gets pressed flat for good. The furnace tech, the cable installer and the person who ran the bathroom fan all leave a trail through the attic insulation.

Attic insulation readings taken at several points pick out those thin trails. We rake up what can recover and then cover the whole floor evenly. In most older attics that new layer is blown-in cellulose insulation, because it packs in snugly around wiring and truss webs.

Warm Air Leaks Through The Ceiling Before It Reaches The Insulation

Insulation resists heat, not airflow. Heated air climbs through openings at pot lights, plumbing stacks and wire holes, and along the framing at the top of every inside wall, taking heat and moisture with it.

So attic air sealing is always step one. Foam and caulk close those openings, and the new insulation then covers them. When a freshly insulated attic still has frosty nails in February, a skipped sealing step is the usual reason.

Icicles Along The Eaves Point To Heat Escaping Into The Attic

York Region winters drop plenty of snow, and many Newmarket roofs grow ice ridges along the gutters by January. Heat leaking up into the attic warms the upper roof, the snow there melts from below, and the water freezes once it trickles onto the overhang.

Ice dam prevention fixes that from inside: seal the ceiling, keep cold air flowing in at the soffits and raise the attic insulation to full depth. The aim is a roof deck no warmer than the air above it.

A Bare Attic Hatch Is The Coldest Spot On The Ceiling

Even beside deep attic insulation, many hatches are just a loose square of drywall or plywood with no gasket and nothing stacked on top. Warmth escapes there all winter, and the hallway under it often feels a chill.

Attic hatch insulation adds a gasket around the frame and stacked foam board on the lid, so the hatch performs like the ceiling around it. It is a small add-on, and most of our top-ups include it.

Wet, Mouldy Or Mouse-Soiled Insulation Has To Come Out First

Fresh attic insulation must never be laid over a layer that is damp, mouldy or fouled by mice. Whatever is in the old layer stays there, and the new layer simply hides it.

Attic insulation removal and replacement pulls the old fill out through a big hose to a vacuum unit parked at the curb. Once the joists are bare and dry, we seal the ceiling and refill the attic.

Grey, Pebbly Insulation Needs Testing Before Anyone Disturbs It

A few older homes here still have vermiculite up top. It looks like light grey, gold or brown pebbles, and some vermiculite holds asbestos. Leave it undisturbed until a lab tests a sample.

If the lab finds asbestos, an asbestos abatement contractor takes it out under Ontario's asbestos regulation. New insulation follows once the attic is clear, and we can price that refill the moment the results come back.

Cellulose And Fiberglass Both Reach R-60

Either attic insulation material does the job if it goes in deep enough. Cellulose gives more R-value per inch and wraps tightly around obstacles. Blown-in fiberglass attic insulation weighs less, shrugs off moisture and suits attics over old, thin drywall.

The bag on every product carries a chart listing the depth needed for R-60, and that number is the one we blow to across the whole floor. The quote names the material, the target depth and the R-value you finish with.

Newer East Gwillimbury Homes Still Need A Depth Check

East Gwillimbury grew by more than 40 percent between the last two census counts, and much of that growth is in Queensville, Sharon and Holland Landing. New attic insulation usually starts deep, but trades often crawl through it after closing day, and the fill near the hatch and the eaves is easy to knock down.

A free attic insulation depth reading tells you whether a newer house is where it should be. If it is, we will tell you so and leave it alone.

The Ontario Attic Insulation Rebate Is Worth Checking

Home Renovation Savings, the Enbridge and Save on Energy program, has offered as much as $1,250 for taking an attic to R-50, scaled to how thin the attic was beforehand. That no-assessment stream pays only when the installer is on the program's own roster, and the roster no longer takes new names. The second stream opens with a home energy assessment, after which the choice of installer is yours.

As things stand the money is currently scheduled to end November 30, 2026; both streams are walked through on our attic insulation rebate page, and our two depth readings supply the before and after numbers a claim needs.

Attic Insulation Prices In Newmarket Start Around $1,000

Most attic insulation jobs around Newmarket and Aurora come in between $1,500 and $3,500. Topping up a sound layer sits near the bottom of that band, and pulling out an old layer and refilling sits near the top. The smallest jobs begin around $1,000.

Our attic insulation cost page breaks the price down by job, and the estimator further down this page turns your attic size into a ballpark. The figure on your written quote, after the free attic check, is the one to plan around.

Frequently Asked Questions

No fixed schedule applies. Get the attic insulation depth read if the house is over twenty years old, if the top floor runs cold, or after any trade has crawled around up there. The free attic check hands you that depth in inches alongside its R-value.

Usually yes, when the attic is well under R-60. The first few inches added do the most for comfort and the gas bill. If your attic is already near the target, we will say the money would do more somewhere else.

Ontario's code puts roughly R-60 over the ceiling of a new house. On the bag chart that works out to about 16 to 19 inches of blown cellulose, or upward of 20 inches if the product is blown fiberglass.

It can, so long as the layer underneath is dry and clean, with no mould and no mouse droppings. Building on a sound layer is the attic insulation job we do most, and it costs far less than a full clear-out.

Sealing plus a top-up typically fills three to five hours. Clearing an attic and refilling it is normally a full day, and a very large attic can spill into a second.
